A Moscow-based real estate company seeks to hire an Investment Director to lead investment activities for a real estate development business. The company is active in Russia and is commencing new projects in Central Asia, the Middle East, Italy and USA.
The successful candidate will have an extensive background in the real estate sector as an Investment Director or senior member of an investment team. The successful candidate will have a proven track record in raising equity and debt, structuring projects and executing investments.
Responsibilities:
Capital fundraising (equity/bank debt/mezzanine):
- Develop and maintain excellent working relationships with investors, lenders and partners
- Raise equity for new projects
- Raise project debt, execute from Term Sheet to drawdowns
- Ensure compliance with all terms of the existing debt financing, be in charge of continuous drawdowns and operations
- Initiate and take charge of any external reports and various financial CPs required for raising debt process (feasibility studies, valuations, construction surveys, insurance etc.)
- Lead negotiations with potential equity investors and project partners
Analytics:
- Analyse new markets and development opportunities
- Produce financial models and investment analysis for shareholders’ decision-making and fundraising purposes
- Produce investment and debt fundraising materials (teasers, decks)
- Lead external feasibility studies, when required
- Analyze all major commercial transactions and support sales/leasing team in negotiations
Corporate structuring:
- Identify and help to utilise ways to optimise existing corporate structure
- Oversee and ensure compliance of all existing companies in their countries of residence
- Propose and implement optimal structures for new projects, identifying best options from legal, tax and finance perspective for each project; engage and lead required consultants
Qualifications:
- Proven track record as Investment Director or Senior Investment Associate in real estate development and/or investment
- Experience in raising equity or debt for real estate projects
- Very hands on
- Professional modelling skills
- Understanding various real estate classes and their key financial metrics
- Fluent English
Not required but helpful:
- International or cross-border transaction experience
- CFA or Masters degree in relevant field
- Other languages
